So, I'm currently on track to buy a primary residence that I intend to flip in 2 years or so, pending the market.

I've submitted screening to cozy.co on Saturday and as of today it's still pending.

I noticed the property is pending already, which is common in our market right now.  

I asked my agent about this place today and thought it would be the perfect project for me since it has water on it and it has land, and literally went pending today.

@ Tad KleinAt showing usually both parties if a couple or roommates are all there,, so if they like the place and submit applications,  I have them all pre sign all lease paperwork, addendum's, ect.. pending the status of application approval..

I was at a meetup a while back, and a guy (who I have not seen since) was telling how he gets properties under contract with "Pending partner approval" clauses.

If payment is current, then it will be harder, but it can be done if you can show a pending hardship with the seller.Don't call the bank and say that I took over the payments without qualifying and I need you to do a loan mod...lol.Just figure out what you want and back your way into it.

We are pending now on a duplex here in Newberg, which should meet the 1% rule (our goal as well).
