Diane A group of us went out the other night to an adult establishment for a friend leaving the country and a woman approached me and offered her services to me for $300. my wife asked what the price was if i only needed 2 minutes of her time!

Or how about 4 adults saying they want to share the bedroom.I guess my question is can I discriminate against children or number of residence if the building is unfit for families.

Even the judge found that ridiculous and ordered us to "behave as adults" and to come to terms. 

My partner and I are both females and we show all of our units ourselves.

I listened to a podcast a while back with an investor who exclusively rented to "group homes" (homes which were rented by an organization that provided room and board to adults).  

They certainly are not going to add your property to their list of available housing for students, but all gave me suggestions on how to advertise vacancies to inbound students, and note that many students (think professional studies) are adults with families, who are seeking accommodations that are family-friendly (one housing rep flat out told me that they run out of family accommodations months in advance and always get asked about help finding housing around the schools)...Food for thought.  

Make sure the daughter who is living there, but not on the lease, knows (not sure if this is the one you talked to or if she's an adult-guessing so). 

My husband, adult son, and I live here so we want to be cautious.
