All these scams and get rich quick BS you see advertised is for the most part pure malarky and unrealistic. 

I'm up to Pod cast 18 and of course I had to get Rich Dad Poor Dad because the good majority said that was their favorite RE book.  

Yes the scammers have definitely found BP.. and BP is a very target rich environment for these folks. lots of newbies that don't know the score.. and a lot of dreamers who think they can just look up private lenders that they have no relationship with and get them to fund their deals  LOL... if you want money for deals HML is the way to go..

I recently read Rich Dad's cashflow quadrant which really peak my interest in investing.

Hello there, I'm not currently a property investor, but I'd like to know more about generating a sustainable, second income.I'm not interested in get rich quick schemes, more in developing increasing cashflow and assets over the long run.

Unless you are a filthy rich doctor or someone who has zero time to dedicate to understanding the biz, why would you want to take the hit on your returns and cash flow?
