After allowing a woman and her 3 kids to remain in a house for over a year while only paying about 4 months of rent she (and her kids) wrote on the walls, cabinets were torn down, she didn't even let me know she was finally leaving and left the door unlocked, grass uncouth, fixtures gone.

All but one of these is usually visible and apparent on your first meeting, i.e. a landlord could assume an applicant wearing a hijab is of the Muslim faith, or someone of darker skin tone is of ethnic descent, or a person who walks with a cane or is wheelchair-bound has a disability, or a person who speaks Spanish fluently (or conversely doesn't speak English well) is of Hispanic or Latin or non-American descent, or a woman is, well, a woman.

To say this woman was thorough would be an understatement, and I really felt that her enthusiasm to chase dead beat tenants far outweighed her enthusiasm to rent houses.I think her advice was : get a judgement, get the deadbeat into court, get a court approved payment plan, and if they default get them thrown in jail for contempt of court.I'll try and get the url.
