I got an inspection report back for my first property (2 unit, 1BR up/3BR down).Here are some specs about the deal:- At minimum rents, it would cash flow $443/mo- COCROI = 12% Inspection reveals a lot of minor problems that I could fix myself (leaking water from pipes/outside, blackwater sump not covered properly, loose toilet, et al.) but I'm wondering what BP thinks about the foundation cracks that were found in the front of the house (see images below).

Podio integrates with so many 3rd party tools that you can pretty much do anything you want.A few other things that I have setup are...Automatically pull property information and comps from Zillow into PodioGet Google Maps Satellite and Streetview images for every leadCreate documents on the flyManage my direct mail marketingLead Tracking from initial lead to Deal or DeadTeam Meetings with GoToMeeting Freeand more...The only limit really is having the time to think of what to do and how to do it.

I did some research on the wed and there are some bad  and nasty reviews especially on a refinance and payments steal on a mortgage.

They also put in commercial areas but most times not close to corners so the second generational tenant will not pay the same lease rate you were getting before.On the stores if you get a box they are easy to re-image.
