I have probably answered my own question because I have already closed my first wholesaling deal a couple months ago but my concern is: Is direct mail a waste of time when marketing for houses in a small city surrounded by suburbs, located over an hour from any major city.I am wondering if it was just luck or if direct mail marketing strategy is worth continuing to pursue?

He actually called the seller and told him the ballpark our offer would be in and sent me a text stating that it was unnecessary to submit an offer as the seller didn't want us to waste our time.

If I can go ahead and get another ~50k (perhaps borrow from my parents, though they seem to think the idea of flipping is silly and a waste of time so I don't know about that), I might go ahead and purchase a list for some direct mailings.

I have investors flush with cash and crews ready to move on Rehabs to flip but if there is no one to sell to because of the downturn and job loss should I just head back North and not waste my time for now.

Up to this point I am only doing verbal offers on the phone find out whether they are negotiable for the price that I'm willing to pay and if they are not then I am not going to visit the house as I consider it to be a waste of time.
