Last week we visited City Hall and we were told that 1) There isn't any regulations specific to STR's (good) and 2) that "it probably" follows the same process as obtaining a permit for a Bed & Breakfast (not good), which is long and a bit complicated.

So two questions1) how would my friend be able to sell the house making have the upper hand with her ex-husband 2) what creative finance strategy could I use to obtain the property?

Excellent point regarding LLC’s.Yes I know if you apply for and obtain a permit you cannot move property into LLC otherwise that is considered a change in ownership and the permit will have to be reissued under new permit.

If you decide to stay unemployed for a while or permanently, you will need to become creative in the way you obtain property.

But my question is how could I obtain a large loan for 300k since it’s not a home loan?? 

Have you considered obtaining your real estate license to list these homes yourself?

Have you owned an apartment complex like this before - if successfully contacting the owner and the rare chance they do want to sell are you prepared to obtain commercial financing?
