Don't count on getting a discount even if they are ok with the terms.Outside of that you could use another property to secure the loan or get an unsecured loan.

BRRRR it to pull your cash back out and away you go. 1 turns to 2, 2 turns to 4, 4 to 8, 8 to 16 ... this is how I like to count, and you will to ...Yes you can buy a duplex, triplex, 4-plex and grow your number of units and short term cash flow faster, but I always preferred SFRs.

Besides this realization, the trick is mostly getting in such that you can be very safe to make it to the longterm through the ups and downs that inevitably occur in between.I have invested both in state and out of state for the last 15 years, so I speak from personal experience on both counts and have nothing to sell you either way ...

I found myself with 9 property's which mostly all needed renovating but I somehow managed to get it done and you can always seek hard money or leverage credit cards to renovate, what I usually do anyway... maybe I operate too fast also though...feeling overwhelmed in this business is pretty common, it's how you manage that stress that really counts..
