We purchased another house and are finishing remodeling it and have about 20k left to spend to finish and move it (cabinets and countertops) and this will be our primary residence.  

I purchased the property with an FHA loan at 5.25% rate but plan to refinance once rates drop (if they ever drop lol).

Tell them you want your deposit back in full plus compensation for them breaking the lease and any extra costs you incurred (eg did you have a cancellation fee for movers-I doubt it as you said you didn't know when you planned to move in).

I am househacking this property so I do plan on moving out for the first time as well.I know this is a pretty vague question but any insight would be awesome.

Other than that, i would plan on flying out to inspect properties.

The payoff amount was updated by $10K, but I always planned to offer about $10K more than what was listed to cover my bases.

I have some land about to be under contract where I plan to clear it, reinstall the utilities, and either build on it or have a smaller new home built on it.

keep doing what your doing your far ahead of 90% of all investors with 10 units.. not sure why you would spend 5k to be in a ra ra community.
