What's the risk of running into groups that will destroy the property and if that happens, what would be the solution?

The reason I was picking on your realtor is they should be monitoring the schedule and making sure appraisal, lending documents, closing date, etc. all flow on schedule.

1) ask here we have many people who invest in tax deeds. 2) read the 16% solution very general but will give you the idea.

Obviously this is the absolute last case scenario, and you want to try every solution in the book to make the deal work, but sometimes it is just not meant to be.

Hey @Rae Dolan I love a good healthy discussion :-) One great thing is that there's no one solution that's the right fit for everyone. 

Easiest solution may be to place a towel or blanket over the hole and hold it in place with a box or piece of furniture.If you are the Landlord, you need to learn how to repair it or hire a pro: 

As long as you do the research in your market, work with good lenders, and good contractors, when something goes wrong someone will have a solution.

I have a air quality monitor "who knows how accurate they really are" but it shows everything fine in the house.just not sure what to do or try. dont want to take down all the levolor blinds to return its alot of work and money. the cheap one probably will and try a set of aluminum ones if they still exist.would just like someone from the past to post what they found out.
