If you want to start out simply asking questions you might start at your local Small Business administration and perhaps they can offer you some guidance.

That was passed during the Obama administration, and its protections have already expired. 

I have bought 3 homes with VA loans and am pretty familiar with the process...it is a pain for the sellers usually because the VA is very rigid on certain requirements, not to mention you have no idea how conservative the appraiser will be.  

Callers are customers, and I want to get as many in as possible so that we can sell them on our unit, rather than coming across as some nit-picky landlord who's probably going to be a pain to deal with. 

This deal has been a huge pain for everyone involved.  

That was painful, but it could have been worse, the buyer of my property ultimately lost it in foreclosure.

Don't get me wrong, I know that being a Landlord IS a BUSINESS, and it's about making MONEY, and who wants to deal with a pain in the butt/non-paying tenant.
