Many of the places we saw were what we associated with typical student rentals - old houses in fair to poor condition, with students sandwiched into small rooms and ancient common areas in serious need of updates.After much searching, we came upon a nice 5 bedroom brick home about the same 10 minute walk from our daughter's main classroom building as her freshman dorm. 

Because you can still buy (plenty of) satisfactory condition family homes for less than $30k in 2018 (ie. before the next credit crunch),  can you see why "no where to go but up" is not a given?...

Conditioning the air will remove the humidity, aka air conditioning.  

Anyway my advice...get your education up on current market conditions in your area and save up some money, hold a job for a couple years to qualify, build some credit.

I'm guessing title reports, physical condition, value.

Industrial is a lot different than business so depending on the city definition a storage facility might not work there or only under a special conditions permit.

Hi, I've posted about the concept of out of state investing before, but just had my inspection and getting ready to close on a duplex in a month. the inspector was very thorough and said this was a good buy considering the price and the condition of the property and not having to do much work.
