My learning is based around multifamily apartments as this is my niche of choice and have been learning through David Lindahls books and attempting to put this information into action by researching data on different markets (state, to MSA, to suburb/towns).

So feel free to explore a cash out or heloc if you can get one.As important as the terms you can get though is going to be the performance of the property after a refinance.

Even asking for all units to be vacant won't work with the underwriter as I understand they only look at the property based on the current situation.I explored the Freddy Mac 5% loan product but it won't work as I make too much money.
