Each lender, for the most part, is going to have similar rates. it really comes down to communication and their process!

So now YOU close your deal and do very well, which should be the goal for everyone involved so you can repeat the process/deal. ...but GC is sour because you made a bunch of net profit????

However, I'm getting conflicting information regarding the Probate process in CA, where all properties must go through the overbid process, and properties cannot sell for less than 90% of the appraised value.

Non-disclosure of what could be deemed pertinent data to one's financial decisions is potential grounds for legal issues.

I would add, make sure you have good landlord resources as you enter into the landlord domain-lease agreement fitting your situation-resources for your tenant application process -needed landlord forms and notices-education resources-management tools (e.g. software to keep all records, pictures, payment history, etc.)Best wishes.
