The reason I think I can buy it is because the only child of that person, who lived on the property, but never properly took ownership, willed it to his friend and caretaker after his death.

@Nick G....you are correct about the grants stipulation, you have to hold on to the property for a period of 10 yrs ( which i do not mind as i have a young child) or you pay back that money

I would write down principal, I'd ask if that included taxes, "does that include insurance", do you have an HOA, is there a second loan on the house, a HELOC or any unpaid child support liens, and then I would say, very casually "about how much will it take to bring the house current?
