Even though I have no experience other than renting out and managing my first primary home, my interest in real estate pushes me to educate myself upon this topic.With a very high barrier to entry where I live in Northern Virginia, especially for first-time investors just starting out with small budgets, that is why I have been focusing on out-of-state investing in real estate and also have been reading a lot about the BRRRR strategy.

We are sandwiched between well known hot spots and its an ideal location for someone who wants to explore the beach life or any of the down-town areas nearby (Los Angeles, Long Beach, Redondo, Manhattan, Southbay Etc), new build with modern amenities, washer/dryer in unit, full sized fridge, dishwasher, professional range cooktop, queen bedroom, full standing shower, large kitchen, full sized couch in the living room, private front patio.

The Cosigner Agreement states they are financially responsible, all communication will take place through the actual occupants, I don't deal with helicopter parents, they are responsible for payment of rent as well as any cleaning/repairs after termination, etc.Don't forget it's not easy to sue a cosigner if they live in another county.
