Most prospective tenants that you'd want in your place have their own furniture already (or at least their own taste, which may be different from yours), so with a furnished place, you're generally shrinking your pool of applicants a bit.

Or is the seasoning period only applicable if you used financing to purchase the property?

There is much less red tape in the commercial lending space opposed to the individual or consumer loan space. 

If the rental cap has been reached, applications go on a waiting list and are entertained as people stop renting/sell their properties. 

I may look to work on more 5+ unit assets moving forward due to financing red tape but there's a lot of 2-4 unit inventory and the deals can be exciting.

If it is a commercial use you may want to look at commercial leases and see if any are applicable.
