What a small world, I used to live in Crete and my sister teaches at Grant in Chicago Heights.Being 15, you're up against quite a bit.

We would like to start owning multiple homes or small 4 unit building to rent.

After moving out, we did a couple of small changes and have rented it out since.

Small loan of 50K very short term.

I am contemplating getting rid of the $200 per month as well as the yard is tiny and the only cleaning is the small common area and two single bathrooms.  

I don't know your market, but, on the face of it, I think the numbers look acceptable for a small property. 1.2%/mo. in gross rents. 

I am NOT a quitter by any means, but I am reaching out with a small white flag/olivebranch/plea; I have a lot in place, a lot to offer, but I need guidance, support, accountability, college a FRIEND in this industry.  

I realize the conflict but I think it would be a jerk thing to do to cut his small commission in half. 

If > 1% I buy.I think it would be a very safe investment based off the numbers and the mortgage being so small. 

-the property is in a non warrantable condo complex-loan size of $70K-$75K-property is rented and has good cash flow-I would prefer a fully amortizing loan (no balloon payment); so preferably a 30 yr with 30 yr amortization but would consider a shorter, fully amortizing loan as well-Looking for a LTV of 75-80%The deal size is too small for a lot of lenders (including B2R).
