With how things go here with all the new laws that favor more on tenants and also the high property tax, it’s hard to find a good property that can generate cash flow.  

You are losing money every money, and you are possibly losing more because the tenant feels entitled to cheap living.I recommend you increase the rent to the market rate and get paid what you are worth.

As someone who's looking for solid B-class break even property to just hold and appreciate, I'm confused why ATL barely gets mentioned here and other places online. 

If they stay more than five days, I recommend treating it somewhere during their stay.There are a lot of guides on youtube or Google specific to short-term rentals.

Apartment demand in the Phoenix area is high, the demand far exceeds supply at least for the product mix I have under management.

In San Diego I recommend descaling tankless annually and this is significantly more effort than draining 5 or 10 gallons from a tanked heater and changing anode every 5 years (by the way always use impact wrench to extract old anode as breaker bar can move water heater messing with other connections).
