I have a motivated seller who is a realtor the property is in a good area the property has fire damage and has to be fully gutted, How can I estimate the cost of a full gut?

For instance, I am estimating the rehab costs myself (without contractor experience, except book knowledge), and new to bringing a partner in with my LLC to finance the deal.

In general can you estimate based on the year it was built?  

Once we have acquired a property and are ready to move forward with construction I'll probably reach out to him for an estimate.  

Hello BP members,   I am in the process of buying my first triplex, when getting estimates for the repairs should I try to have the contractors together for one appointment or separate? 

Howdy @Stephen NetoUsing minimum (optimistic) percentages for expense estimates can be an expensive learning experience. 

However, with the 70% rule that would put me at a $42,150 which includes the estimated $10,000 fix up cost.  

I was hoping to give the actual numbers I'm working with to better understand this.I have a property that I will be selling and just based on estimates I think it would sell for 510k. 

I saw the property, and estimated $65k in repairs.
