I could use the card myself but I don’t really care to and to me a $25 investment into my tenants is penny’s if it saves my hundreds down the road because they decided to replace all the light bulbs instead of calling me.

I think you would be much better served by networking and finding reputable contractors and PM’s to help you through any rehabs and then target light rehab properties off the MLS that can be had all-in for 90-100% of retail.

REI has become very cash flow centric, and people forget that you can't create wealth on cash flow - it just keeps the lights on while you get there.

Same goes for foundation, HVAC, plumbing, electrical, etc.I don't see any budget for utilities, and given that it's a 4-plex, I'd expect there to be some common areas (hallways, exterior lights, etc.) which would incur utility expenses that you'd be responsible for.

The current MLS and new auction listing have very strict warnings about not going onto the property under any circumstances because it is occupied, and not to contact the occupants under penalty of law, etc.
