If any other industry had this dynamic it would be a disaster for that industry.If you are absolutely set on real estate, either aim to make it a full time thing - leveraging the skills you have (sounds like you already did one successful deal basically), or settle for the 1% rule, safe B class rental properties, and do it slowly, dollar cost averaging, just like the stock market.

Everything thus far has been visual from online and drive by-s.I can stick with a regular buy and hold (which I still plan to do as I grow my portfolio) but love the idea of infinity returns being able to pull my initial 'down payment' out.Thoughts?

@Travis Hintzel It really depends on a few factors: 1) neighborhood dynamics 2) climate 3) bus route.I am the president of the Housing Corporation for the Fraternity which I was a part of during undergrad.  

Prices are very dynamic though, so if you were looking to flip houses it might be a place to look into.

I can see where they would make a big visual difference, but the quality seemed very low and they felt very cheap.

The visuals and the character, I personally think It's an illusion especially If you are not living in the home who really cares.

It is not as visually appealing as the BP Calculator, but tells me what I need to know.

That's already a pretty intersting dynamic.
