As @David Greene mentioned, I don't specify an inspection but even after I sign the PA, I bring in people to look at/get bids which I specify in the contract so they know I'm going to fix it up.

@Jonathan Greene is right, converting an attic or basement into it's own legal unit is a ton of work and not for the faint of heart, from all the research I've done and talking to townships city halls.
