For a C class property try offering $25 worth of lottery tickets at lease signing.

There shouldn't be big ticket items on the horizon.

First factor is that I had a really big ticket item come up out of the blue and wanted to pump the brakes after that happened (had to get creative to absorb the cost). 

You sell tickets for $100. so you need 5000 tickets to sell for your property.

Very easy to use and sends out tickets to contractors, managers, etc.

You don't really want to deal with 10 units in 10 different cities with 10 different PMs and 10 plane tickets/hotel reservations/rental cars/etc. to pay for when you check up on them.

He didn't have much, but the biggest ticket item is his condo.

Security or an employee would have stopped him at the front ticket counter going in.It seems the theater has some liability here until those questions are answered.
