I have had clients that did not know this house was vacant 4 months caught fire burnt to the ground .. first thing the adjuster does is interview the neighbors and ask when was the last time anyone was living there.. so same thing here with the freeze you need builders risk / vacant home rider in these situations.

It's a bit of a weird situation for me to even be in as it's more of a 'living situation' house for us and not an investment in the traditional sense that I normally think of purchases as so it's been weird / impossible to take of the investor hat even during a much different type of transaction.

Their situation was a little specific as they lived in and operated a business out of their home so they signed up for a NNN lease, and the property was dual zoned residential and commercial so we were able to maximize their value.
