It's really nice to be able to work on the water heater and hot water lines without running back and forth to the main turn off valve.I've had it take 3-4 hours when there was some extensive plumbing replacement , subfloor damage, and wall insulation removed and replaced.If it is a straight forward job, it's pretty quick, but I imagine your plumber is going to charge you for the time while he stares into space as the tank is draining.

A straight percentage for debt serve doesn't really make sense unless your property tax, maintenance, and vacancy are always the same percentage for every property you see.
