If I’m planning to purchase a bigger primary home, what would be your suggestions?

There are very few condo units selling sub $1M, and I really don't want to spend much more than that.Hawaii is a year-round rental area, so shooting for 80-90% occupancy seems do-able.

looking to buy a home less than 600k in 2024 soon,and have future plans of renting it after couple of yearsWhich below areas are better in terms of appreciation for future selling or renting in 2 years?

I'd still be working for "the man" in IT driving 60 miles each way to work and spending 3 hours in one meeting on one silly, meaningless report.     

Don't sell a property unless you have a solid plan to invest that money in a property that will produce better results or move you closer to your goals.

I plan to eventually transfer it into an llc I created once it is rented, and refinanced.

He has city approval and the plans drawn up and he is in the process of getting bids for the work. 

However, we do plan to look at a few properties before diving in. 

They spend $50k on rehab in 2 months.  

Due to rate increases, I was not planning to refi after this rehab so the challenge is not a problem in this instance.In addition, non-commercial residential in my market has shown no decline and is up significantly YOY.
