I am told that the first attorney they went to wasn't able to help them and that he/she referred them to another attorney who specialized in this type of deal, but he wanted to much money so they decided to just pull a generic contract off the internet (I do not yet have the contract in hand or I would post it).Some big concerns I see with this.1.

I also specialize in flipping Tax Deed Land Lots, Multiple Choice Offers and Seller Finance Rentals where both the Seller and the new tenants pay me which leaves me with a little cash flow while I wait for the mortgage balance to go down and the property value to go up during the 1 to 3 yr Seller Finance period.

I specialize in Wholesaling, Flipping Tax Deed Land Lots, Multiple Choice Offers and Seller Finance Rental sandwich deals where both the Seller and the new tenants pay me monthly, leaving me with a little cash flow and a big pay-off at the end of the Seller Finance Period when either the tenants use their option to buy or I refi and sell to a new Buyer.

Reason this seems important is that it would help determine strategy of a larger vs. smaller downpayment to increase cash flow or increase leverage. 2nd Question) I've read about "special allocation" of taxes that allows for the tax gains/losses to be distributed in a manner that is not equal to the ownership stake.
