Though I'm not sure I'm ready for all that quite yet but I am ready to buy a mobile home and carry the note and either sub lease to a buyer or rent out the MH as a vacation rental since it in Las Vegas and many parks are very close to the strip.

I just got off the phone during a teleconference where my partner is telling a tenant of one of my Las Vegas houses that they must dismantle the trampoline asap (due to the insurance issues) or expect a 5 day notice. 

Ask them questions about why they haven't paid you yet, and when they issue the checks, and the income requirements.I know the feeling of being overwhelmed by a crappy PM, I've had a host of them in Las Vegas.

Then, if the flowers die and you haven't sold it yet, you just go get some more :-)Another possibility that came to me, is to put a black window box under the window and plant a bunch of overflowing flowers in it.
