We learned to always have a masterbedroom, that is one mistake we made, all of the rooms are the exact size, and instead of making the bedroom on the lower level we should have turn the bigger space on lower level a master bed.

While 50%-65% occupancy is a potential, being new to it all you must factor in that learning curve and assume your performance will be 1/2 - 1/3rd what proficient VRB/s are, and master and improve from there. 

I don’t love the turnkey model but a company out of KC has a nice twist doing something similar where they master lease SFH in nice areas from you for 3 years.

If for some reason the tenants does not want to buy the homes, should I just have a separate entity buy the homes and do a master lease to the land?

The things are, master bath toilette leaks and I had to reseal it, master bath sink p trap leaks, and before youGo bananas over “why didn’t you get an inspection” we did but theses issues came up after living in it. kitchen sink not installed with proper clips so the hose pops off...basically a bunch of “oh this little piece I’m left with probably doesn’t matter...”Anyway, thanks and looking forward to the feedback!

The first home I bought the mortgage was 800, I lived in the downstairs master and rented the two upstairs bedrooms for 500/each which covered my entire mortgage and utilities.
