You might try your local work force corner where labor guys hang out to get odd jobs at 10 to 15 bucks an hour, any handyman guy can do this (that's not an endorsement, just a general observation).

For example, I can get 3/4" solid oak hardwoods installed and finished onsite with three coats of poly for $5.25 per sq ft, so paying $5/ft for laminate wouldn't make sense.Bienes - do some pricing research to determine where the most bang for the buck will be...

Needs carpet but there is some rolled up on the floor or some kind of floor covering.Needs a 4’x5’ window replaced. 1 tongue needs to be reattached.My thought on this is should I put it under contract for $10 bucks so I can sell it for $10k and see what offers I get?

the truth is it's probably not worth suing the tenant bc she prob doesn't have much to go after anyways..she could also decide to countersue saying the things she has already mentioned (even if it's ridiculously incorrect)..the fact is she may (read probably) qualify for free legal aid, while you're gonna have to shell out 200 bucks an hour for an attorney...is it worth it??

I'm sure there are others. but between those 2, if you watch their sales, you can usually get blank 18x24 signs for between a buck and a buck fifty.

If I have to 1099 these guys, a $300 clean out just went up to $400 bucks.
