Once it's purchased, how will you market, screen applications, and deal with problems like late rent, lease violations, unauthorized pets, etc?

There is still 4 mnths remaining until lease expires.

Was able to negotiate a master lease for the property and take over management prior to purchase in order to generate some of the funds needed for the down payment.

What are your experiences with leases and what makes for a good lease or a bad lease.
