This significantly increases the premiums and I'm not sure its worth it.

But do they increase the income significantly?

I put 2k into Ethereum beginning of year, it's increased 400%..

And don't forget possible increases in value year to year.

So really I'm increasing my NOI by $12k.

So of course your cash flow could increase if you find this type of property.
