I agree there is a limited pool of renters but I believe the age demographic shift taking place (and for the next 10-20 years) might allow this to be a great niche market.

If you use the furnishedfinder website they have tools to see what apartments and rooms are renting for in your area, plus the leases are only 3 months on average, and the tenants are typically a lower risk demographic. 

For example, people who like Whole Foods are likely to be in a certain demographic, so apply the same thinking to your target.     

On the more suburban side of things, apparently Moon Township is becoming more popular for those north of the 25-34 demographic.

It's a sure bet to get cash flow if you run the numbers correctly, but with some very serious analysis on demographic trends, there is some nice potential for both appreciation and cash flow.
