We took the plunge and bought the property a couple of days after the original post as our time to decide was limited.  

The building has a parking lot with no cover and a brand new 30-year roof.

We have done 13 flips over the last couple years and still don't have a consistent go-to guy. 

We have been under contract on a 4 plex for a couple months.

I am calling a couple local investors to see if anyone is interested in partnering with me on any  of my marketing efforts.
