Nobody can sell your services as well as you can, mainly because people, especially when trusting a large investment, like speaking with the owner.Also as eluded to above, what is your experience? 

I too usually tell people to start with more of a turnkey property or a light cosmetic rehab.

If I had 50 people express interest I likely will get 6 to 9 people show to the open house.

One reason they should be able to do that is literally because they manage a lot of properties and can toss contractors business on a regular basis.
