Look at TILA, residential consumer loans require APR disclosures, when you have an APR requirement you won't see a PPP, can't factor that in and if you did take the worst case, payoff at one year with the maximum penalty your APR could be so high the loan would be predatory or high risk.

It's really important that you get a Pre Qual that has DU ( desktop Underwriter )or LP ( Loan Prospector )  attached to it so that you know your solid qualifying for your purchase.

The only difference is that the APR will be a little higher than the rates you're seeing advertised for home loans because it's an investment property.I've found that mortgage fees and rates are negotiable.
