The problem is that it is Aurora, CO- one block outside of Denver and all licensed contractors are booked out for months and charging what I consider outrageous prices per books/online estimates I've came across. 

Sometimes you can get info online and sometimes you have to order and pay for lien search depending on municipality or county.

After my open house today I am going to introduce myself to the surrounding ramshackled half a million dollar hovels in the shadow of the freeway and say that I am part of an online network that helps sellers of properties find investors looking to buy.

Here's the situation:Perousing the internet and MLS I found a very distressed property that had only been online for about 6 hrs and I put in an offer; The issue is, I don't know what the heck I'm doing.

I will bet dollars to donuts the 18 month 0% is a credit card with teaser rate.or the guru has bought down financing rates from a unsecured lender.. which they pay for out of your 25k.

Basically, I had no choice but to get the loan from finance guy(who by the way can pre-approve me in 30 minutes if I finish on-line application process) that I never met due to last minute request from the seller.  

Also is there anyone who uses bill paying software to allow their tenants to pay the rent online?
