Scott - I am an agent and investor in DFW, working with a really creative strategy down here that offers great cash flow and  you will get the DFW appreciation as a bonus.

we will do a 200k reno to the house sell it for the mid to high 800s and then we will sell the lot as is for 175k.. so looks to be 100 to 150k profit on a normal flip and a bonus of 175k profit for doing nothing more than finding this hidden lot and determining it was buildable using our systems.

Purchase price: $150,000 Cash invested: $45,000 Remodeled 3 bedroom 1 bath home with a great room, bonus room, large master bedroom.

Purchase price: $130,000 Cash invested: $60,000 Sale price: $282,000 This was a "Live-in Flip." 3/2 with a bonus room.

Purchase price: $128,000 Cash invested: $50,000 Sale price: $282,000This was a "Live-in Flip." 3/2 with a bonus room.

Generally you try to use non retirement money first for syndications because in deals where a cost seg is done you get the benefit of bonus depreciation.Personally I got rid of all my retirement accounts for a variety of reasons.

100 % bonus depreciation. 

My current business bank account for my LLC is with Chase, but that was only due to a good signing bonus (at the time) and not really being able to find a good "local" bank that seems like they're "with-it" on the technology/ease of use side (going solely be online reviews and their websites). 

An Agent that is comfortable enough with the area that could recommend specific small projects needed done to best up her profit margin for her area, and possible estate sale contacts would be a bonus.
