I'm surprised you only need to put in 10-15k in improvements, sounds like a home run.

You can easily be distracted with online classes.

Until that time, you'll have to put in the time and work to find them.  

Go to youtube and put in wholesale houses, you will get many videos to show you how for free.Jay

So, I called my agent, he put in my offer about 20 minutes later, and she lost about $4K in less than half an hour.

Bigger houses can appear daunting; nice staging can distract buyers if there are minor cosmetic flaws/space issues.  

Also, LLCs are perpetual in nature, unless you put in a end date, the LLC still exists.
