My Concern is there is clear proof that the first floor ceiling had a 4 x6 ft repair as Seller claims is from AC Blower replacement causing issues.The last Home inspection cleared the Townhome had no moisture in a couple of places where previous inspector suggested wet spots because of poor job (ethernet cable from exterior to a bedroom) and HOA related issue.This townhome also has various sink rust related leaks and caulk based fixes. 

It will be a good way to get your feet wet.

I thought id get my feet wet with real estate by starting out wholesaling. flips are hopefully my next journey once I build more knowledge/experience.

I know it's not a big margin, I'm not too concerned about it, I just want to get my feet wet.

Hey everyone, so I’m looking to start a wholesaling business on the side to start getting my feet wet in Real estate and to build capital to eventually be able to venture into and fund my own BRRRR deals.

Starting off on a team can be a good way to learn the business under a more experienced agent and get your feet wet. 

@Matthew Terry I've began to get my feet wet in Crypto as well.

Ideally, I'm targeting markets where I can get my feet wet on my first few BRRRR's in the sub $200k (purchase price) range before going bigger.
