Anthony nope what I did was had a cashier check dated for the day of the rent then I got sick off the treatments I really don’t care for cancer but I called Shannon the manager and she said don’t worry I showed her a pic of the check and she said don’t worry then next day that manager called and told me bring it by 2 .

Verses a paper contractor who might be newer and not as seasoned and be knowledgeable about what needs done but put the flooring down at the begin of the finishing and the floors get all marked up and end up replacing alot of flooring that gets ruined.   

I have read the Iowa rental laws and they really don't cover depreciation aspect of damages.I mean, I guess in my head I questioned it, because it didn't quite seem right that someone could ruin property just because it was old and not be held responsible.

People clean it wrong once and it is ruined.

my classic was the tenant complaining of mold around the windows.. go and check it out and they haveand they have ruined the blinds and put up foil and plastic and so you had all this moisture  and when the mold started they were scrubbing it and ended up ruining the sheet rock try to rub the mold out..  

There are a bunch of SFHs in the area that need area that are just cosmetic rehabs, I usually average 30-40k in costs that BRRRR if you're looking to do that.There is also a new cancer center in North Augusta that has been proposed downtown, that might be worth looking into down the road. 

If the fee is big enough that it makes you worried that it will ruin the deal then do a double closing instead.

I heard that that's guaranteed rent money and i heard that they can't ruin/destroy your property because if they do, they will lose section 8 forever, so most/some people will not want to risk losing their Sec8.
