Most tenants don't do a great job taking care of it and you will have to constantly replace it due to things like coffee/food/wine stains, tracking in dirt, pets, etc.

Just from personal experience, we have gone to a pass/fail model where our criteria will determine if an applicant is approved, and then their factors of credit score, collections, pets, etc will determine the security deposit amount.
