Most tenants don't do a great job taking care of it and you will have to constantly replace it due to things like coffee/food/wine stains, tracking in dirt, pets, etc.

If we went I'd expect to hear something about allowing pets, adding exercise equipment or lowering our rates. 

Do you accept pets that apartment buildings won't?  

Just from personal experience, we have gone to a pass/fail model where our criteria will determine if an applicant is approved, and then their factors of credit score, collections, pets, etc will determine the security deposit amount.

A lot of them travel with pets so having a pet friendly rental sets you apart.

I even made an exception to allow him to rent my house because he had a little dog and I don't allow pets. 

Either way I would not move in; consider that children and pets are the most vulnerable. 

He has amassed 6 digits of savings virtually never having had a W2 job (he worked for a few months as W2 employee in a pet sitter business). 

You don't want to come off as a fake or a parrot, but just subtly around the edges try to make the way you're speaking and acting a little closer to the way they are.

Recommend alerting the tenants in case they have pets or furniture blocking access to capex items or access to areas of the home.
