In a Short Sale the Mortgage servicer wont pay to fix any repairs or damage but you can get them to lower there value and in result get them to accept a lower offer and net.It sounds like there is a lot of needed repairs and damage that could lower the servicers value if you obtain the right supporting documents.

The lesson learned is that its better to have a unit that is in need of repair rather than trying to repair it so it can be rented immediately upon close.I am trying for an escrow hold until the repairs are completed and also argued these are not structural repairs but I am doubtful these proposals will be acceptable.
