We've done mostly rent and hold properties, but because of the market in KC, we've begun to do more development / buying property and flipping them or knocking the house down and building new construction to sell. 

You can do so through direct mail, door knocking, driving for dollars and many others.

Find that sweet spot and hit em every month hard :)Like I mentioned before, be more focused on your efforts (how many you send, phone calls you make, doors you knocked on) and less focused on the results (how many deals you make).  

The quarterback may be the one out on the field, running the ball- but he is also the one taking the knocks and doing the hard work.

If so, knock yourself out.

Upside is nice, great area, but now I need more done than I think a small one man or two man GC can really knock out in my time frame. 

Door knock or cold call as well.  

So i suppose you can say she would be my "mentor" but that relationship didn't start by me knocking on her internet door asking if she would be my mentor, lol.
