We've done mostly rent and hold properties, but because of the market in KC, we've begun to do more development / buying property and flipping them or knocking the house down and building new construction to sell.

Find that sweet spot and hit em every month hard :)Like I mentioned before, be more focused on your efforts (how many you send, phone calls you make, doors you knocked on) and less focused on the results (how many deals you make).
