They can read it and make their own judgements, there is no harm in that. 

I would also point out the cubbies for clothes since that is a factual point that you can correct them on, but otherwise I would leave the mattress and kitchen comments alone because those are opinions and value judgements. 

It is more for liens, judgements and actual titled owners.

Unless they're doing substantial rehabs, in my judgement, that should come with the standard management fee.
