That was someone not a lender speculating that what you described could, in theory, happen.My response was that if a firm started doing that, all of the loan originators would instantly mutiny, and it would kill the company.

I'm more of a "instant results" kind of guy, so the length of time it takes to do shorts (and the fact that I can't finalize a deal by negotiating with just the seller) is not in my comfort zone.

I'm not flipping, but I like to get about $100,000 instant equity and no more than $15,000 repair and upgrade costs.If I sold immediately, that would be somewhere between 33% and 50% in about 2 months, so that's, let's see, about 198%-300% annual rate?

If the buyer stays in the property for three full years, there will be an additional 24K in equity not including appreciation (or depreciation for that matter).Although i will not get paid for several years, though I do not mind since I am out of Pocket ZERO, there will be a payday somewhere down the road.It is also a good deal for the buyer since he will stand to collect the $8K tax credit for himself and have instant equity after some minor repairs.
