Doing deals in multi states I would setup a "spoke" LLC in that state which than operates all operations in that state, including additional sub-llc's in that state (as growth occurs it is good to keep properties into certain "buckets" or LLC's and not let any 1 get too big).

That being said, when a vacancy occurs, after I prep, I typically leave the listing up for about 5 days and in that time I have plenty of qualified, hi quality applicants to vet.
