LOL It just gets deeper and deeper from here...Multiple tenants have expressed desire to buy the homes, but they expect their payments to go DOWN, not UP... because they have no concept of finance and actually balk at the actual sales price (even at rock-bottom). 

(Not saying you're just a tire kicker, it's just a sentiment several good real estate attorneys have expressed to me.)

A valid offer requires that the offeror make a definite expression of the desire to enter a contract in terms that are clear and unambiguous and that are communicated to the offeree. 

Expressed, in percentage terms, you'll need to put a lot of zeros after the comma to get to the first figure.

Just expressing my opinions now;  The root issue in my view that the DF authors where wanting to eradicate re Lonnie deal math is:  buy at $X  mark up to $3X and finance at 18%.  

A friend has approached me and expressed interest in lending money for a deal.

The seller has expressed wanting to give current tenants until February to move out.

Last month they had Brad Chandler from Express Homebuyers speak about developing Lead Generation, and I believe next month is on Follow Up. 

(IE, they prompted me to open an American Express Card, Chase Checkings account, 30 day trial of access to 1000 legal forms, a website & domain, etc...).
