I purchase One property per child shortly before or after they are born, New construction or less than 5 years old, Class A or Class B product in high appreciation neighborhoods within major metropolitan cities/county's, South Orange County California, and Washington, DC. is where they are located, I also make sure they are near top colleges in case they choose to stay in them when they go to college which will save on housing.

First I looked through Probates that "Determine Succession to Real Property"In these, I easily found the info I needed, but all the properties were under 150k in value, which in California means they were all small Land properties.Then I looked at Probates for "Guardianship of Property", but this had to do with an adult overseeing a property where the executor was a child (in one case, they were 1 year-old).

I know you cant reject someone for having a child but children can cause alot of damage.Would you rather have a small child in the house and worrying about them drawing all over the walls and ruining the floors and other things or would you take a pet?

There was even a case where a tenant's dog bit the tenant's child and the tenant sued the landlord, go figure.What we've seen as a problem is dogs left inside the house while owners are at work for 8, 9+ hours a day.
